One of the most fun apartments I've ever lived in! Lots of amnenties, nice staff, and definitely great views!

Very conveniently located, close to everything!

Its a really lovely place to live! The staff are kind, the matinence crew are quite nice individuals and are quick to help with anything going wrong, and its impossible to beat the location! They also host complex-wide events that are quite a bit of fun!

What is the point of having an office phone when no one answers it or bothers calling back? Even emails. We’ve lived here for years and this hasn’t been this big of an issue before. Here’s an issue that we’ve tried calling multiple times to report, we have even tried to go down stairs in person but the office door is locked and closed randomly. There is currently a homeless individual setting up shop next to the stairwell in the parking garage on P1 in the north east corner. This has been there for about two weeks.

I would rather live on the street. This complex is GARBAGE! If you value your future and your sanity. Choose any other place than this. Horrible management and they are a bunch of con artist and thieves and liars who care nothing about your well being in the complex. They hit you with charges on top of charges. They raise your rent, and then force you to pay it. My neighbors would smoke cigarettes outside and it would come into our apartment, the people above us would let their dog pee and poop outside on the balcony and then throw their dogs poop down on mine along with emptying their ashtrays on to my patio. I informed management MANY TIMES! They did nothing about it! I even called the cops because of it. Nothing was done. Not to mention when I left they hit my credit for damages and smoking. I don’t even smoke! And the apartment was not damaged! So if you want to live here, DONT! You will be very upset with your decision and wish you listened to my warning. This place is evil and greedy! They even tried to say I didn’t give them the keys back to the apartment when I left them on the kitchen counter with the door locked when I left. Then a year later I have a 6,000 dollar debt on my credit. I REPEAT! DO NOT LIVE HERE! Not to mention all the homeless people living and sleeping in the garage. I lived there for 2 years and my rent kept going up for fees that don’t even make sense and in the 2 years I was there, they had 3 different managers because they all sucked. You will not be happy here. At all!

In the 3 years I lived her, there was maybe a 6 month period that I really loved it. I could go on for ever about why you shouldn't live here, but I'll try and keep it brief. The Property: -Office staff turns over every few months. We had 6 property managers over the 3 years we were there. -The "amenities" are unsatisfactory at best. The pool is small, and outdated. The gym has old and broken equipment. No hot tub/sauna. -There's a "dog park" that is never taken care of. One of our neighbors was supplying the dog poop bags because they were never stocked. -The grills in the courtyard are disgusting and broken. -Trash is mandatory "valet" and there are garbage shoots on each floor that consistently make the floors and lobby stink of trash. -They installed a new badge reader system to "secure the facility". But they didn't install them on the doors from the parking garage, which has public parking, and street access locks promptly at 6pm. Which leaves any delivery drivers locked out from the call box that's in the lobby, which also never works. -The fire alarms go off frequently and for seemingly no reason. And not the in unit ones, the building ones. At its worst, they would go off for 20+ minutes one to two times a month. It was to the point where they'd go off and I'd check to see if there was actually a fire instead of evacuating. The Neighborhood: -It's down town Loveland, there's a biker bar a block away on 4th. All summer long there's people revving their bikes and flying up and down Washington and Lincoln. -Vagrants and addicts are frequently found in the stairwells, lobby, and parking lot. -Crimes witnessed outside of our window: -Car jacking in broad daylight -Street fights -Multiple car break in's -A stabbing & car jacking -Countless arrests for undetermined reasons -and more! -Street parking is awful, especially on days when the dance academy across the street has class. -There had been constant construction in the area the entire time we lived there. The Units: -Incredibly overpriced, they're priced well above average for the area. -The floor plans are somewhat interesting, so that's a plus? -The appliances are extremely old and outdated, the "updated" units have the cheapest replacements. -The entire buildings foundation is sinking. Large cracks formed all the way down our walls. -Pest control is subpar at best. Couldn't tell you the number of times I found a cockroach in the lobby. And don't get me started on the box elder bugs. This isn't entirely the fault of the management staff or the management company. The property owners don't want to put any money into the complex but want to continue to charge a premium price. These are not "luxury" apartments. They have one of the lowest Google review rating for apartments in Loveland, take a look for yourself. As of right now, look elsewhere. It's truly not worth your time.
