I won't deny that about a year ago, I was looking for somewhere else to live. But the current manager and the previous one have really turned things around, and their front office support staff is the best I've seen in the years I've lived here. (Plus the maintenance guys are top-notch.) In fact, I just renewed my lease. The reason I decided to check these reviews (even though I'm not a big reviewer) is because I overheard some people who were being evicted—for not paying their rent for one or two months, from what I gathered—say that they were going to leave negative reviews and ruin the building's reputation. Of course, I'm not at all insinuating that everyone who has posted a negative review falls into this category, because there have been issues in the past. (I concur with the person who mentioned that the carpet on the third floor needs replacing.) But I think this place is awesome, especially now. And don't take my word for it: I'd recommend trying to talk to people who actually currently live here to find out for yourself. I really like my apartment space and neighbors as well as the free coffee and hot chocolate in the lounge upstairs. It's the best. And the proximity to some of the best restaurants in Loveland (Origins, Door 222, etc.) is almost dangerous because I want to eat there more often. It's also convenient when it's snowing and I don't want to drive to get some take-out. :-)

The location is nice. My apartment itself was nice. However, in the almost 4 years I've lived there, they have gone through about 6 different apartment managers, numerous leasing office employees, and numerous property service companies. None of which have been competent. I will start with the very first bad experience I had with the apartment. I haven't even moved in yet, and one of the employees called me to confirm my moving-in date. She asked if I have seen the apartment I will be living in. I never got a call from anyone to discuss the apartment I would be living in, so I said, no. She asked if I was aware that is was a handicap-equipped apartment. I notified her that I did not need a handicap-equipped apartment and I did not want one. I had to leave work to come and check out the apartment they intended on moving me into. Sure enough, it was handicap equipped. The carpet was also just cleaned but still looked horrible. I was not impressed or satisfied. I had to wait a week and half to get into another apartment because of a mistake on their end. The more important thing about this whole incident is that they were going to rent out a handicap-equipped apartment to someone who is not handicapped and does not need the extra assistance. I never looked into it, but I wouldn't be surprised if that would be a violation of the Americans with Disabilities Act. The general maintenance of the property is horrible, especially when they claim the property is "luxury apartments." I lived on the 3rd floor and the carpets in the hallways needed to be replaced for about two years. I've complained to multiple leasing staff employees. I've been told, We're working on it, for the past two years. If the stains were just normal little spills, I wouldn't have been so insistent. But there are areas in the hallway where there are streaks of stains spanning for a couple feet. I assumed someone's garbage bag leaked and they never bothered to clean it up. In one area on the 3rd floor hallway there is a blue stain, which I have no idea what it could be. I know leasing office employees walk the halls of the property, I've seen them, but still nothing has been done about stains on the hallway carpets. The "landscaping" outside surrounding the apartment is embarrassing. I used quotes because landscaping is nonexistent. There are huge empty flower pots around the building with nothing in them but trash and old mulch. If you have a dog, your poor dog gets to do its business on the dirty, old mulch they have around the property. I am pretty sure the mulch is as old as the building, 12+ years old. Some dog owners clean their dog's business up, others don't, but you can say that for everywhere. There have been times where a dog has had an accident in a stairwell and the owner never bothered to clean it up. What a nice thing to come upon when you are just getting home from work! (I felt bad for the dog, really, to have an owner who doesn't clean up after them.) I have made several visits to the leasing office because of this issue. On certain days you also can smell the lovely smell of the dirty mulch areas that are saturated with the urine of probably hundreds of dogs. How nice! To be fair, I believe they installed a doggie park in the courtyard a few months ago, which I'm sure will not be maintained. By the way, I do not have a dog, but love them. Once I was finally all moved out of my apartment this past February, I had a huge wave of relief. Unfortunately, even after I had moved out, I have had issues with the leasing office. Nothing to do with how I left the apartment, but with my moving-out dues. I had a discrepancy, and it was not dealt with to my satisfaction. Communication from the leasing office was horrible. My experience at Lincoln Place Apartments has unfortunately left a sour taste in my mouth for the property services industry. Lost respect, that's for sure. Also, the current property service company, AMC, I believe it's called, also incompetent.

I lived at Lincoln Place for a little over a year and would not recommend it to anyone. When I first moved in, a different management company managed it and I was very happy with them and had no issues. But AMC took over shortly after I moved in and it was nothing but problems from that point on. From inexperienced, ever-changing staff, to poor communication, it was always a headache trying to get anything done through the office. However, my biggest issue with this property and management company is how they handle their lease renewals. It explicitly states in the lease that the tenant must give at least 60 days notice of intention to vacant the property or else they will be charged an additional $300 per month and be put on a month-to-month lease. But the renewal offers are not given to residents until about 40 days before the lease ends. So if you want to stay, you have to give your 60 day notice and hope that you get a reasonable renewal offer to sign at a later date. On the renewal offer, that is posted less than 60 days before your lease end date, they have the audacity to remind you that if you don't turn in a 60 day notice you will be charged additional fees. Since I lived there we went through a cycle of about 6 Property Managers, 2-3 Assistant Managers, and many, many Leasing Agents. This made it difficult to build any type of relationship or rapport with any of them and most questions were answered with the response, "I don't know, I'm new here. Let me check for you and call you back." Rarely did I ever actually get a phone call back--very frustrating. The only positive comments I have are the location is great and Patrick, the maintenance technician, was very friendly and responsive to service requests. But it is not worth the cost and trouble of dealing with the leasing staff.

I am currently 5 months into a year lease of an apartment. Despite new management, nothing has changed for the better. The people working the office that I have interacted with have been rude as well as incompetent. It took us 4 months to get key fobs to get into the complex. Whenever we asked, we were given the same phony excuse that they were replacing the current system. It's never been changed and every new resident I talked to that moved in after us apparently had key fobs. Additionally, after never being told of a billing policy, we had a penalty charged to our utilities. When I inquired about it, they said it was a mistake and we shouldn't worry about it. Then, one month later, we get an aggressive note on our door threatening eviction for not paying a portion of our bill. When I called down to the office to voice my complaints about this. I was basically told that they won't do anything despite it being their error. They wouldn't even rescind the penalty cost for this month that wouldn't exist if I had just been told about what was going on initially. Instead, I was treated like garbage. I hope someone heeds this warning and does not live here. The apartments are nice but not nice enough to make up for all the headaches management causes on a regular basis.

Do Not Live here. I've been a resident for a year and a half now. The quality of this place is not worth the amount that they are asking for. They're continuously changing management in the front office, so it's impossible to establish any kind of rapport with someone, and their lack of competence to run this apt complex is laughable. There is constant dog feces and urine in the stairwells, front lobby, and hall ways that will stay neglected for a long periods of time. Homeless people wander the parking garage, vandalising vehicles, drinking excessively and selling drugs. My vehicle happened to be one of them, and when I had approached them to remedy the situation they said that there was nothing they were willing to do. There are plenty of other apt buildings in Loveland that I would pursue than this one.

My husband and I, have lived there for a year. There were some benefits to living in downtown but there were more harm than good for sure. First of all, we haven't got our "extra deposit "back given we moved out almost 3 months. At first they wanted to see the bank statement to prove that I was not lying. After they have looked over my bank statement they said they need indicating document about the extra deposit. There is always an excuse for not giving our money back. Within one year, I heard that they have changed management company over 3 times. The one i dealt with, we have done most of the transaction on-line, including when we apply the apartment and put down the deposit on the website. Shortly they switched the company and also the website. I cant even log back into my account to see my record. This is totally a scam I feel like, I have been stolen from. If there is half star, I will totally give them half star. Because this place is totally a joke, and waste of one's money.
