We've lived her almost two years and it's great The location is perfect, with a walkability rating of 88%. It's kept clean and safe, with security locks and patrol, and covered parking. The staff is friendly and very responsive to any concerns, and the amenities are the best we've seen anywhere - pool and bbq's, outdoor fireplace and pet relief yard, gorgeous plantings, club room, gym, lounge, library, free coffee and hot chocolate, indoor secure bike storage with maintenance equipment, and more. Apartments are roomy and well maintained. We've made friends and met dozens of other residents who keep renewing their leases, so they must be happy too. And we love having a coffee shop, brew pub, wine and pizza, and more right in the building on the first floor. We've lived in other apartments locally and out of state, and this is by far the best.

I've been a tenant for over 4 years. Trust me when I say, do not live here!!! The grounds of deteriorated horribly. The pictures they advertise are from years ago. Now, the carpets in the hallway smell like a combination of urine and trash. Noteworthy, in the 4 years I have not seen the carpets be cleaned even once! The "amenities" are a joke. The pool and hot tub close for extended periods of time. For example, it just reopened after being closed for over a year and a half. The north side of the building constantly smells like trash, but when you come to visit the building they will only show you the south side. Management is a NIGHTMARE. For example, in the middle of the winter they shut off everyone's hot water for 4 days to fix a single problem. 4 days of cold showers in the middle of winter. No sense of urgency to get the problem fixed. No apologies. Nothing. Another example, my husband and I weren't out of town over the 4th for a funeral. We tried to pay rent on the online pay portal (that you have to pay extra for to use) but it wouldn't let us log on. We called the office and was told just to come in when we get back into down. We got back on the 4th but the office was closed so we went in on the 5th first thing in the morning. The manager maid is pay almost $300 in "service charges" on top of the $75 late fee. Noteworthy, a neighbor only had $35 in "service charges."When we tried to tell her we couldn't log on and she got in my face, screamed at me and pointed her finger in my face without even hearing me out. When we brought back the money orders (because they refused to take check) she sheepishly admitted she was "upset about something else" and took it out on me. She looked and could tell that we in fact did try to log on to pay the rent. She said she would call the company who runs the website and get back to us. It's been almost a month and she refuses to answer the phone or return our calls and only sends emails claiming to be waiting on a response from the company. We still are out almost $300. DO NOT RENT HERE!!!!!

Would literally rather kill myself than ever live in or deal with this apartment complex again. They lied to us the entire time, walked into our apartment without consent multiple times. Didn't have our apartment clean or painted or with fresh carpets upon move in, also never had a functioning dryer no matter how many times we requested it to be fixed. Had to raid out our 3rd floor apartment for ants multiple times bc they would not call an exterminater. Was charged for all there mistakes and the inconviences we were forced to live with upon moving out, even though the manager signed that she was aware of the conditions of the apartment!! We asked for corporates email multiple times and was continuesly given a faulty email. Was just able to gain the email from a different tentant suffering with many of the same issues. After our horrific stay they have the audacity to charge us over $5,000 in move out fees. Our rent was only $1200. I literally thought they would have accomadated our stay after the hell we dealt with and after all the work we did leaving the apartment in better condition than originally received. Can't wait to take this to court. Long story short I can't even list all the traumatizing events that accord in our stay here!!! SHUT THIS GARBAGE COMPLEX DOWN!!!

Worst place I have ever paid to live. The day I moved in I saw multiple people allowing their dogs to use the bathroom in the halls. Although I believe they finally took care of this issue & the other tentants are finally respecting the facility the smell of terrible up keep remains. I live on the third floor and every time friends or family visit they literally cover their faces and run to my room in attempts to avoid the smells of neglected old carpeting and an offensively foul trash shoot. This already seems bad but the terrible upkeep has turned out to be the least of my worries. I was promised that if maintenance needed to enter my apartment I would be contacted by telephone before they unlock my door and enter. Once they entered while my girlfriend was in the shower. Imagine the scare and anxiety she was left with. I complained and was told that they would never forcefully enter again. I was told by the manager Maria she was deeply sorry and would put in thier system to call before ever entering etc etc... A couple of months go by and my girlfriend is walked in on again! This time I call in and get a rude response from a new office worker. No apology, no explanation, no regard for the broken promises that were made the time before. If you want to keep your girlfriends, wifes, daughters, not to mention your belongings safe this is NOT the place for you. Now that I've dealt with all of this they are taking things to new extremes making me feel not only more unsafe but now unwelcome. I could literally go on for hours with other problems I've faced and continue to face almost daily anymore. I'm about 6 months into my 1 year lease and I'm very worried I will have to involve law enforcement and lawyers to end this civily as this place is turning into a giant unsafe hostile environment with no care or concern for thier renters. I literally can't wait to see what kind of codesending response they have to my review as they have lied and manipulated me through this whole experience. I also have four friends that live in this complex they all have complained to me about the same or similar situations they have unfortunately had to face! At the beginning despite the awful smells this place was decent, I trusted the workers to keep promises and felt very safe and valued in the atmosphere. The staff now has changed for the 3rd time in 6 months. Everyone currently running this facility is outlandishly rude, unprofessional, liars and schemers. I would say the only person here deserving of thier job is the leasing manager Vicky. Everyone else has turned my liveable..ish situation into a living hell. 0/10 do not recommend!

I won't deny that about a year ago, I was looking for somewhere else to live. But the current manager and the previous one have really turned things around, and their front office support staff is the best I've seen in the years I've lived here. (Plus the maintenance guys are top-notch.) In fact, I just renewed my lease. The reason I decided to check these reviews (even though I'm not a big reviewer) is because I overheard some people who were being evicted—for not paying their rent for one or two months, from what I gathered—say that they were going to leave negative reviews and ruin the building's reputation. Of course, I'm not at all insinuating that everyone who has posted a negative review falls into this category, because there have been issues in the past. (I concur with the person who mentioned that the carpet on the third floor needs replacing.) But I think this place is awesome, especially now. And don't take my word for it: I'd recommend trying to talk to people who actually currently live here to find out for yourself. I really like my apartment space and neighbors as well as the free coffee and hot chocolate in the lounge upstairs. It's the best. And the proximity to some of the best restaurants in Loveland (Origins, Door 222, etc.) is almost dangerous because I want to eat there more often. It's also convenient when it's snowing and I don't want to drive to get some take-out. :-)
