Constantly changing staff, most likely they get burned out ripping off renters. On move out, charged us $500+ for a unit that was cleaner than when we moved in. Said there was a 1-inch tear in the carpet so whole thing needed replacing. We saw no tear and weren't allowed back in to see it. Claimed we should be happy since they "usually charge more" and don't argue because "there's nothing you can do about it".

I have LOVED living at Lincoln Place! I have a beautiful apartment with three over-sized windows and a huge balcony overlooking the beautiful and quaint neighborhood of Loveland's historic downtown - complete with the Victorian rooftops, church-towers, and steeples! I have only had extremely pleasant dealings with the office, and they have gone out of their way to be personable - remembering my pet's name, and asking about my family, and the apartment. I love being able to park in the lower level garages, and taking the elevator right up to my level too, avoiding the snow and ice collecting on the car in the extended Colorado Winter. There is a dog-run located on the first floor courtyard and pool on the first level as well! You wont be disappointed guys! Mountain views too from my apartment!

Honestly, I don't understand what reviewers complain about. Not every place is perfect, but this is by far and away (!!!) the best option in Loveland. If you fall into the category of a person who is used to an active social life, who likes to kick back and relax on weekends, who doesn't like too much fuss, who is coming in to work from out of town (and Colorado), give this place a shot.
First, the staff is capable and kind. There are three managers (Vickie, Kelly, Nadine) and two "supers" (Kevin and Louis) at Lincoln Place Apartments. All are friendly, not to mention pet-friendly. All are capable and knowledgeable. All make an extra effort to be personable. When my smoke alarm went off in the middle of the night (due to a low battery, my fault), Kevin was there in two minutes.
Second: reasonable cost. The rent is reasonable, and you DO get a lot for it if you are willing to take advantage. If you have to break your lease, they will make an effort to work with you. And things DO work on an everyday basis: the public coffee machine on the 4th floor, which has a great view of the mountains; the TV room (actually there are two); the billiards and cooking room; the indoor gym; the grilling area; the new Amazon automatic package pick-up (soon to be a business center); the swimming pool open from Memorial Day until Labor Day; the dog run -- you'll need to pick up after your animal, as well you should!!! If and when things break both inside and out, they are repaired (for instance, my washing machine broke) or even modified without added cost to yourself. The hallways and rooms are cleaned regularly. If you don't like the headache of property ownership and management, this is a place for you.
Third: the much improved social life/urban life in Loveland. Loveland is a growing creative community, and Lincoln Place Apartments is at the heart of it. The staff even sponsors some social events (like a super bowl party, events for seniors, etc.), if you're into that. The location is just fine: Safeway, Dazbog, and multiple coffee shops are next door. Lincoln & 5th (& 6th) are actually pretty quiet; they have less bustle and annoying college students for what you would pay in Fort Collins or Denver. The place is finally within walking distance from Chilson Rec, the library, the Loveland Museum, and a growing number of interesting new restaurants and shops.
A great experience overall, highly recommended.

We've lived here almost a year and have really enjoyed all the amenities of living here and all that downtown Loveland has to offer! The apartments are clean, and everyone that lives here is so friendly that we were amazed when we first moved in that residents talk to each other! I enjoy the blend of older and younger residents, those with families, and many with dogs! We've had some issues with getting the online rent payment system out and have been frustrated with the response because the actual rental company is not local and there's only so much the office staff can do. But the office staff is extremely nice (hi Vicky!) and maintenance requests are handled fairly quickly.

I have been enjoying my time here with my daughter. This building is very secure and this far everyone here is very pleasant. This is a great location and very close to everything including my daughter's school. Looking forward to the summer to relax at the pool.

edit: Vicki and Luis are the only people at Lincoln place i had a positive experience with I don't want my review to discredit them.
i've been waiting about a year to write this review out of fear it could affect my move out costs at the end of my lease agreement. This was the absolute worst renting experience i have ever had and I knew i made a huge mistake the second we moved in.
Move in day: We reserved a time slot for the "elevator key" we arrived the day our lease began and the leasing consultant gave us a snotty attitude because apparently we came early to get the apartment keys. I had a time slot from 12-2 to use the move in elevator, I met with the office at about 12:15 that day to grab the key i had reserved, the office manager Kellie claimed that the key was being used by another resident, i claimed that i was on a time crunch with my Uhaul having to be returned at 3. She told me it looks like id have to wait, about 30 minutes went by and i went back into the office she said she didn't know who had the key and that she didn't have time to find who did, complete and utter disregard for me and my girlfriend. The maintenance tech overheard my conversation and kindly lent me his. This saved us in a jam, no thanks to Lincoln Place management. Never once did we feel welcome, nor were we explained how to use the call box, etc. We were charged 25 dollars a month for trash "valet" to take the trash down the hall about 50 feet to the trash room. We utilized this service because we had to pay for it regardless and constantly received nasty notes claiming our trash wasn't bagged correctly. LOL. The fire alarms went off constantly to the point where residents wouldn't even evacuate due to so many false alarms. The elevator was down all the time and takes about 10 minutes to get down 2 floors. We paid 75 dollars a month to park in the garage and our car was vandalized, this happened to numerous other tenants and lincoln place took the time to post a notice in the elevator that they "are not liable for any vandalism in the garage" you would think for 75 bucks a month some sort of surveillance system would be available in the garages. I walked into the office around lunch time and the door said "open" as i walked in Kelly made a nasty comment about how she's on lunch, how i would have known this? No idea. She then belittled the maintenance tech in front of me because he didn't place the "closed" sign on the door. Kelly and Lincoln place management should be ashamed of how they conduct themselves. I could go on and on with negative stories about my experience, but my advice to you us STAY FAR FAR AWAY. Oh and we kept our apartment immaculate, cleaned it at move out and I have always received my security deposits back and lincoln place took my entire 500 dollar deposit and sent me an additional bill at move out. Shame on you Kelly. Do yourself a favor and filter the reviews by lowest rating and you'll get a clear view of what life is like at Lincoln Place Apartments. I wish i would have taken the 5 minutes to read the reviews before I impulsively signed 12 months of my life away. Oh and one time i mistakenly paid 25 cents short on my rent, and received 3 notices on my door threatening me with late fees. I went down to dispute it and asked if they could just roll the 25 cents over to the following month rather than me waste a check but they said that was not an option. So i wrote a 25 cent check. You are nothing but a $$$ sign to AMC property management.
