In the 3 years I lived her, there was maybe a 6 month period that I really loved it. I could go on for ever about why you shouldn't live here, but I'll try and keep it brief.
The Property:
-Office staff turns over every few months. We had 6 property managers over the 3 years we were there.
-The "amenities" are unsatisfactory at best. The pool is small, and outdated. The gym has old and broken equipment. No hot tub/sauna.
-There's a "dog park" that is never taken care of. One of our neighbors was supplying the dog poop bags because they were never stocked.
-The grills in the courtyard are disgusting and broken.
-Trash is mandatory "valet" and there are garbage shoots on each floor that consistently make the floors and lobby stink of trash.
-They installed a new badge reader system to "secure the facility". But they didn't install them on the doors from the parking garage, which has public parking, and street access locks promptly at 6pm. Which leaves any delivery drivers locked out from the call box that's in the lobby, which also never works.
-The fire alarms go off frequently and for seemingly no reason. And not the in unit ones, the building ones. At its worst, they would go off for 20+ minutes one to two times a month. It was to the point where they'd go off and I'd check to see if there was actually a fire instead of evacuating.
The Neighborhood:
-It's down town Loveland, there's a biker bar a block away on 4th. All summer long there's people revving their bikes and flying up and down Washington and Lincoln.
-Vagrants and addicts are frequently found in the stairwells, lobby, and parking lot.
-Crimes witnessed outside of our window:
-Car jacking in broad daylight
-Street fights
-Multiple car break in's
-A stabbing & car jacking
-Countless arrests for undetermined reasons
-and more!
-Street parking is awful, especially on days when the dance academy across the street has class.
-There had been constant construction in the area the entire time we lived there.
The Units:
-Incredibly overpriced, they're priced well above average for the area.
-The floor plans are somewhat interesting, so that's a plus?
-The appliances are extremely old and outdated, the "updated" units have the cheapest replacements.
-The entire buildings foundation is sinking. Large cracks formed all the way down our walls.
-Pest control is subpar at best. Couldn't tell you the number of times I found a cockroach in the lobby. And don't get me started on the box elder bugs.
This isn't entirely the fault of the management staff or the management company. The property owners don't want to put any money into the complex but want to continue to charge a premium price. These are not "luxury" apartments. They have one of the lowest Google review rating for apartments in Loveland, take a look for yourself.
As of right now, look elsewhere. It's truly not worth your time.

Lincoln Place Apartments in Loveland may have a bit of negative reputation from previous years of neglect, but the community is turning around thanks to Ryan, the maintenance technician who seems to do it all. Despite being the only person responsible for over 200 units, handing both general and emergency maintenance, he's brought back care and reliability back to the property. From fixing multiple appliances, my front door, a broken toilet, and flooded carpet, Ryan is hardworking and professional. His dedication is the reason this place is starting to feel like home.

Me and my boyfriend enjoyed living in downtown loveland that being said it smelled like urine a lot the breaker in our apartment was faulty we moved to fort collins to find work because no one was hireing in loveland it is nice place but has gone downhill since new management came in some packages have been stolen here as well not mine

This is by far the worst place I have ever lived. Growing up, I always dreamed of moving here, but my expectations were shattered within the first week. At the same time, it's the responsibility of pet owners to clean up after their animals, too many people in this building neglect that duty, leaving feces to decay in the hallways. When I first moved in, someone was cleaning the hallways once a week, but that has completely stopped it's more like once every 3 months. (Lived here for a year) The building reeks of dog urine, with caked-up pee messes everywhereâstains in the stairs and elevators that never get cleaned.
To make matters worse, the staff is incredibly disrespectful. You have to practically beg them to do their job, and even then, their attitude is unprofessional, often met with eye rolls and sighs. On top of that staff changes at least every month. I could list many more issues, but the bottom line is this: the place has a 3-star rating for a reason, and it frankly deserves worse.
Also, the parking is the worst you have to pay 75 a month just to park in a garage that's open to the public for FREE. On top of that, you are only allowed 1 vehicle per household so good luck finding parking in the middle of downtown Loveland for any other cars you have. NEVER MOVE HERE

I think it's very interesting how you all label this place as 'luxury living' when the staff is ruder than a McDonald's at 3 am, the hallways and stairwells are grosser than a gas station bathroom, and you have the audacity to have valet trash people that refuse to pick up trash cans if the garbage doesn't meet the very extremely loose requirements. You force this valet trash upon us, and make it a burden rather than a convenience. And then, LOCK the trash chute doors at random hours of the day so that when your staff fails to complete their jobs, we are then unable to take care of the rotting garbage in the hallway. You allowed nudist individuals to use the public pool, (within the final week of their lease of course, so that you all didn't really have to do anything to get rid of them) you send passive aggressive emails to tenants when they have to request that you all do your jobs, (i.e. maybe clean up the gym room more often?) The building reeks like dog urine, inside and out. The wood in the middle patio is falling apart, the door handles to the amazon locker room is constantly broken, your elevators are trashy and very unkempt, and the parking garage is a joke. I have to pay for parking and make sure my vehicle is registered in your database, when you don't actually care for the vehicles in the parking garage. There are SEVERAL vehicles that seem abandoned in the garage, and I'm the one left paying for the buildings improvement fee? We pay for the common areas upkeep, yet it's locked at random hours of the day. You don't have the courtesy to explain why certain rooms are locked, or why your staff takes longer than usual lunch breaks, but call me at my job to complain that your trash people won't grab trash I left by my door. If I cared enough to walk around this decrepit building to take pictures of what I find that would never be considered a 'luxury' I wouldn't ever be able to get this review out. I'm disgusted in myself for even breathing the aromas that the stairwells express.

Awful place to stay. Doors broken all over the place, the smell is awful throughout, parking space is cramped, infested with centipedes and other insects, awful smells throughout the shower drains, loud and unfriendly neighbors, hot water doesnât work, again the SMELL is AWFUL, the pool is disgusting, dog pee everywhere, and once again THE SMELL. Would never recommend this place.

Do NOT rent here. The most outdated, run down building in downtown Loveland. Maintenance folks and staff keep the whole place filthy, especially in the halls with garbage. Youâve been warned.

DO NOT RENT HERE. If i could give this place 0 stars i would. This place gets new management what feels like about 2- 3 times a year. Each management does not pick up any trash, dog pop, or anything left around AND INSIDE the unit. Dog crap is filling up any walkable space around the building, no bags are ever available, and no one bothers to buy their own these days.. Residents allow their animals to crap in the halls or elevators and ignore it. Trash rooms are left pilled and filled to the top with trash every week and left there until you can't even walk into the place and have to complain to get it cleaned. They do not clean up anything that residents do not. Our trash service is a bunch of teenagers who knock over our bins without picking it up, run through the halls with the trash cart screaming, they destroy the elevators/ property, skipping houses, just being completely unprofessional.. not to mention you are required to pay for this shitty service with no way to opt out. Half the days they don't even pick up your trash, and the building loves to lock the trash rooms. So good luck throwing away any trash.
They do not do inspections very well as there was a bad carbon monoxide leak a few months ago and no alarm went off. We were LITTERALLY POISONED from their negligence. Because they didn't want to fix our alarms. Because they didn't listen to their residents, we were almost killed. No compensation has come from this, no payed medical bills, not even a damn apology for their negligence. This place does not care about the safety of you, your pets or anyone living here. DO NOT RENT HERE.
